Window cleaning tenders on Contracts Finder (UK SMEs)

If you run a window-cleaning Ltd, the portals will show you hundreds of “cleaning” notices that are not your trade — and a handful of real glass lots where the devil lives in the pack: height access, atria, term-time schools, and a previous process that closed with no published winner. This page is about finding those lots and deciding bid or no-bid before you open MultiQuote.

Not bid writing. Not a search engine. BidFit matches public notices to your profile and writes optional Go/No-go memos. We do not price jobs, draft method statements, or complete portal submissions. Sources remain Contracts Finder and Find a Tender.

Window cleaning is not “cleaning”

On Contracts Finder, window-cleaning services sit under CPV 90911300. General building cleaning is 90910000 (with office, communal and deep-clean siblings under 90911xxx). They are related in the taxonomy; they are not the same contract.

That matters because most keyword alerts are lazy. Search “cleaning” and you will see housing-association communal cleans, school caretaker packages, and FM frameworks where windows are a line item — or not mentioned at all. A window SME that bids those lots wastes a week; a window SME that ignores a titled “Cleaning Services” award may miss that the buyer split glass out six months later.

The Brayborne trap is real. Bedford College awarded Cleaning Services (CPV 90910000) to Brayborne Facilities Services Limited in July 2024 — a £3.4m building-cleaning contract across Bedfordshire and Northamptonshire (award notice). That is not proof that Brayborne holds the window contract. The live window lot is a separate open notice, CA18401, CPV 90911300, single provider, three counties (Contracts Finder notice). Treat building-cleaning incumbents as a related fact, not as your glass incumbent, until an award notice says so on 90911300.

On Companies House, specialised window cleaning is SIC 81221; general building cleaning is 81210. When you look up who won a “window” headline, check the CPV block and the winner’s SIC before you assume they are your peer.

How to filter Contracts Finder and Find a Tender for windows

BidFit’s outreach method for this trade starts narrow and stays narrow:

  • Keywords: "window cleaning" and "window-cleaning" — not bare “cleaning”.
  • CPV: 90911300 on the notice. Treat 90911000 (accommodation, building and window cleaning) as a maybe — read the title; communal lots often bundle internal and external glass.
  • Status: Open, opportunity stage, UK public buyers. Skip closed awards unless you are researching incumbents.
  • Value band: roughly £10k–£250k for SME-scale lots. Notices exist above that (City of London estate work, large housing portfolios); they are real but a different bid-cost calculus.
  • Sources: Contracts Finder and Find a Tender only — not every UK portal, not framework aggregators sold as “tender search”.

Hard no’s to set at signup or in your own triage — the ones window directors actually use:

  • Working at height you cannot resource (MEWPs, rope access, cradle work)
  • IPAF / PASMA / IRATA evidence you do not hold — often silent on CF until the pack
  • Internal glass on occupied education sites if you only do externals
  • Framework call-offs for providers not already on the panel
  • Geography beyond realistic van coverage — “Any region” on the notice does not mean any region for you

Portal how-to for the wider FM band lives on the Soft FM Contracts Finder filters guide. The bid/no-bid decision guide is the checklist once a notice survives keyword and CPV filters.

Pitfalls that belong on a window page

These are not generic “read the ITT” reminders. They recur on real notices in this trade.

Height access and accreditations assumed, not stated

Contracts Finder often says nothing about MEWPs, cradles, rope access, or PAS 9980 façade logic. The notice is silent; the pack is not. If your firm is ladder-and-reach only, a college atrium or curtain-walling schedule can flip a Go to No-go on day one of the ITT — but you will not see that on the public page. Mark working-at-height gates Unknown until the pack; do not infer “standard six-monthly externals” from the title.

Holiday vs term-time on schools and FE

Education buyers frequently want internal and external glass during holiday windows, with safeguarding and access rules that do not appear on CF. Bedford College’s notice is FE-scale: multi-campus, occupied teaching space, land-based sites such as Shuttleworth — the description points you to building specifications and cleaning frequency in the pack, not on the portal (CA18401). If you cannot crew August shutdowns across three counties, that is a bid/no-bid Fail even when the headline value looks right.

Atria and curtain walling hidden in frequencies

Buyers publish a short description and put the expensive glass in the frequency table. “Window cleaning” in the title can mean ground-floor externals plus quarterly atrium drops — or it can mean a full-height curtain wall on a town-centre campus. The Bernicia communal window award described external and interior communal windows from Berwick to Teesside; the geography alone tells you it is not a single-ladder job (award notice). Until you open the pack, treat façade complexity as Unknown.

Multi-campus geography

CA18401 requires one contractor for all campuses in Bedfordshire, Central Bedfordshire and Northamptonshire — Bedford, Dunstable, Corby, Kettering, Wellingborough, Shuttleworth, sixth forms, and community centres spread across the Group’s estate (notice; Bedford College Group). The postcode on the notice is Cauldwell Street, MK42 9AH — one pin, many sites. Bid/no-bid here is a coverage question, not a postcode-radius question.

Previous process closed with no award

Bedford’s prior window notice CA17955 closed on 1 July 2026 with empty awards on the API (CA17955 API). CA18401 is a live retender — not a fishing exercise — but it does not name the incumbent. Public routes if the pack is silent: portal clarification, then FOI to the buyer for the last window-cleaning contractor. Do not invent a name from the building-cleaning award.

Insurance and turnover Unknown until the pack

CA18401 is SME-flagged and shows £200,000 on the notice — but employer’s liability, public liability, motor, and turnover multiples are not on Contracts Finder. That is normal. A memo that invents a £5m PI limit from “sector norms” is guessing. BidFit marks those Unknown on the £9.99 public-notice product; the £29.99 pack fills them from the ITT you forward.

Framework-only call-offs

Many “window” hits in a broad CPV search are DPS or framework joiners (YPO FM, CCS estates panels) where the real work is a later call-off. CA18401 has isFrameworkAgreement: false — an open procedure on MultiQuote. If your digest profile says “no frameworks we are not on”, a titled “Window Cleaning DPS” should die in triage, not on a Monday bid meeting.

Two real notices, two different questions

Bedford College CA18401 — open, Go 73 (worked example)

Published 1 September 2026; deadline 7 October 2026; CPV 90911300; SME suitable; estimated £200,000; one-year core term with extensions to four years in the narrative. For a window SME already covering Bedfordshire / Central Beds / Northants with height-access resource, this is the archetype of a digest match worth a bid/no-bid pass — then a £9.99 memo if the director wants sources on paper before MultiQuote registration.

Bernicia communal windows — award, geography as the gate

In June 2025 Bernicia published an award to Lees Premier Cleaning Ltd for communal external and interior window cleaning across properties from Berwick to Teesside — CPV 90911000 and 90911300, SME suitable, three-year term (award notice). No headline value on the award page. The lesson for triage is not “copy Lees’s price” — it is that housing-association communal lots bundle internal communal glass and a long coastal-to-inland run, which filters out firms that only do shopfront externals in one town.

Where BidFit fits (without writing your bid)

Set trade to window cleaning at /digest/. The free weekly email caps at three matches; daily is £19/month on working days. Hard no’s — height, frameworks, internal glass, travel radius — are part of matching, not a footnote.

When one notice survives your ten-minute triage, order the £9.99 public-notice memo on that URL, or read the Bedford sample for format. £29.99 is for pack-only gates after you forward the ITT. Neither product writes the bid.

Questions

Is window cleaning the same CPV as building cleaning?

No. Window-cleaning services are CPV 90911300. General building cleaning is 90910000. Filter and triage on 90911300; do not assume a building-cleaning incumbent holds the glass contract.

What keywords should I use on Contracts Finder?

"window cleaning" and "window-cleaning", combined with CPV 90911300 where the portal allows. Avoid bare “cleaning” unless you want hundreds of irrelevant communal and office lots.

Does BidFit write window-cleaning bids?

No. We email matched notices and optional sourced Go/No-go memos. Method statements, pricing, and portal submission stay with you or your bid writer.

What does the free digest cost?

Free weekly (up to three matches). Daily is £19/month. Optional memo £9.99; pack £29.99. See prices.
